You can have only one showing, set the expectation for your seller not to be at the walk-through with the other potential buyers and they completely avoid that interaction.

Your expectation might be different than the contractor.Generally both parties have insurance and all that, but there is shared liability in the project.  

Then they lay awake at night when they can't get a property rented, have unrealistic expectations at the start, and think everyone who told them real estate was where the real money is, lied to them. 

Getting into investing while serving overseas can be done but you will expect to pay a little extra money in repair or renting it out just because your not local. 

If we lend $100K what would the interest be, what contracts needed, what percentage on the back end sale should we expect. 

Typically the ARV is high from our wholesalers and the rehab is slightly low, which we expected.
