ill step in and add on to what bryan and jeffery are saying as well,althought jeffery hasnt had too much problems with his tennants because of the price basically doesnt mean he wont,and im not sayign he will either but i do know it doesnt matter how much a tennant his paying eventually you'll have some of them that dont wont pay whether their paying 300 a month or 2000a month and im saying this from a landlord/friend of mines that has over 800 units all together.Jeffery Obviously has prescreened his tennats pretty well,Bryan maybe you should get out of your comfort zone a lil bit

I would make sure that the reasoning given in a cure or quit notice was based on excessive noise, disturbing the peace, harassment of neighboring tenants, etc...I just wouldn't include the alcohol issue in the notice or in my argument if this eventually went to court.

I wouldn't want the tenant to come back and blame you for problems the child might develop from the application of pesticides.In my own home here in Denver, I've bought the little electronic devices that are supposed to repel mice and spiders (I have dogs...and I'm nervous about pesticides mostly because I had a dog a few years ago eat a poisoned mouse and it eventually killed my dog).

However, since the home market is slowing many landlords will get 5% to 10% in many markets.if you have not kept up with this you eventually have to give someone a big increase and then you loose them as a tenant.
