There are three aspects a contractor can provide and buyers need to know that you can get two of the tree.

@Evan Bell  Because you want to build in an unincorporated section of San Bernardino County you will want to go to speak to the people at the Land Use Services department at the county building at 385 N Arrowhead Ave in San Bernardino or at 15900 Smoke Tree St in Hesperia.

And at that point you now have $7k in the checking account.But if you have the 1920's house with deferred maintenance and month 1 you have to spend $3k to replace the furnace and $5k the second month because tree roots are in the sewer lines you would be sunk.

It has three huge trees that will need some watching.  

I would just need to prove I can cover the additional costs.A private money lender for additional costs (down payment and fees).PLEASE NOTE: Unless they are holding out, I do not have any wealthy friends or relatives.So my questions are:Am I barking up the right tree in making these assumptions?

Con's- wood frame, corner lot(busy street), needs siding, landscaping(grass and tree work), plumbing, kitchen, windows (5), base boards, paint, bathrooms, etc..

We are mostly growing tomatoes, potatoes and carrots but this year planning to to grow an orchard consisting of fruit trees.

I might opt to remove trees, paint the exterior of my rentals, roof, pave, recarpet to reduce my tax bill and improve my properties at once.  

The thing is that the tree is in my yard not in the right of way.
