Again, I'm not saying it would be easy to find builders and areas that can do the same numbers, but I think its worth looking at. 

I plan to short and/or mid term rent it out and the numbers look reasonable without flood insurance.

Since I make well more then my daughter, the plan was for me to claim the house for any tax breaks.Question is, will we need a more specialized tax professional then the HR Block person I've been using for 20 years.

Chalk it up to a lesson learned and fire them and get someone else to complete the job.
