Down the sanitary sewer is a better option than the storm sewer since who knows whats in it.Then get a big shop vac and go to work to get what's left.Then get dehumidifiers and run them until its really dry.

Some people (Clayton Morris) make it seem so simple and estimate rehab costs from 20-25k which includes a new roof, new electrical, plumbing, boiler, water tank, windows, dry wall, paint, carpets/flooring, etc.

The whole process is not cut and dry as you might expect.With that being said my PM did their due diligence when rent was late by posting notices right away and calling tenants immediately.
