Being 20yrs away from taking mandatory draws and given the amount is small enough that it wont affect my tax bracket this year; I think the best choice is to invest the cash portion into a Solo 401K Roth sub-account and have it grow tax-free.As Brian mentioned: The issue is being able to separately track and manage the two sets of funds with different tax treatment.

The downside is it could not draw the right buyers, I could loose out with conservative, or fearful bidders, and it might not sell, at which point I would loose a few weeks on the MLS, putting me in no-mans land listing near the holidays.

I understand with flipping you have to pay ordinary income taxes on the profit.Could anyone explain how taxes would be for a partnership, in which profits would be divided 50-50 in the following scenario: ==one partner (the funding partner) is already in the top income bracket and completely funding the deal, but is not active in the management of the flip.
