Retail with money partners - get JV credit partners, private lenders, hard money lenders, etc, and sell to retail FHA buyer3.

The hardest let about getting the funding is not being able to match any of the private lending or having the funds to put down a down payment on  a cheap mortgage. 

If you do not have the required "Gap Funds" to satisfy the HMLs requirement - this is where you will need to "pitch" your property to other private lenders or "Gap Funders" on this site, or by networking with other investors outside of BiggerPockets. 

You could live outside of a nice district and go the private route, but those schools are well into the tens of thousands of dollars per year.

@Brian Burke  Its not often I get a willing passenger like Brandon... maybe we can shoot part of it from the air  that would be novel...If you have not been up to Friday Harbor its one of the Great private aviation destination fly ins on the west coast... 

Your best bet let try and send them a private message about what you specifically are looking for and what it is that you have to offer them.
