The seller is contractually obligated to pay the listing broker and the listing broker agrees to share whatever amount they feel with the buyers broker.The amount stipulated will be in the listing agreement the broker had the seller sign along with the co-op amount to the selling agent.If you want to do more you can refer business and also add more of your own money as a bonus to the selling agent.You want to make sure the agent is not on a 50/50 split and can keep it all.
