I would second what @Jeff S. mentioned, that true custodians are preferable to IRA administrators.A checkbook IRA LLC is an enhancement on the above structure that is generally more time and cost efficient for investors with a more diverse portfolio.

There are a lot of efficiencies as well with respect to common area maintenance that becomes extremely cost effective the bigger building you get (think landscaping, snow plowing and the ability to hire onsite maintenance personnel and property managers).
