In this case, I would imagine that it might be difficult to prove that the Seller meant harm, or falsely reported info.

If there's an extra house on the property, it will be hard to find something similar and it makes for a very difficult and expensive appraisal that may or may not work for a lender.

It was difficult to plan when we needed to be there for the remodel.

You may run into an oral lease situation with a difficult tenant but that's not always the case so I'd say worry about that bridge if / when you cross it.

You'll have first-hand experience dealing with contractors, materials, crunching numbers and if you don't quite have that backing, it can be difficult to communicate your expectations to any teams/contacts you build OOS.

🤣)If you're lucky enough to put 50% down you can actually probably expect a reasonable cash flow, which is honestly a great place to be.I have not done a comprehensive market survey, neighborhood by neighborhood and zip code by zip code, to tell you (or anyone :) where the "best" area to invest is in terms of cash flow, rate of return, etc.However what I can say is that other investors have told me, and I have seen it myself over the years, that some of the "best" returns can be had in the most difficult areas.

I had one pair of tenants that didn't want any work done if they weren't there but made scheduling difficult, they were very unavailable.
