Don't forget to figure in extra engineering, plubming and electrical cost increases as your plumber, electrician and contractors will pad their bills to cover the extra costs and time they'll have to expand on compliance. 

I have a foundation engineer evaluate the property in the option period to determine how bad the problem actually is, if it violates safety/building code, and figure this cost in my calculations.

It is designed using reverse engineering from your specific financial goals, backwards through a series of connected pre-requisites (like college classes leading to a degree), which are also financial in nature, that startw with the financial position you are in at the time you start executing the plan.All three of these knowledge bases must work as one. 

I was hoping to get some feedback as to what architects/ Engineers fees should be.

To me, the best way to arrive at this is to divide up risks, roles and responsibilities and then reverse engineer the percentages that provide each partner with the fair compensation for their contributions. 

I am willing to spend. few bucks on an attorney and civil engineer to give me their "best guess" to tell me that a strip mall, a Taco Bell, etc - would eventually be given permits there.    

We plan on hiring a structural engineer to come out. 

@Julie Sisnroy I figured out a way to reverse engineer where solid B minus neighbourhoods are located.

The house I’m about to close on is TILTED! Does anyone know someone who inspects/remedies tilted house??
