In order to make good decisions, you really need to understand the terrain. 

Primary residences are so personal that they are sometimes tough to form an investment decision on.

@Anders Nordberg have you made any decisions since your post? 

I think the decision depends on the revenue  and appreciation potential of the property vs. a comparable property local to you.

Make sure you provide ALL the information to potential buyers so that they can make the decision of purchasing the property that much easier.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

My main concern is making a decision now that will limit my investment opportunities later down the line.

It's been one of the greatest decisions of my life. 

But one thing I did and continued to do over the years was to make sure I owned a home on the SF peninsula Massive tax free appreciation can make up for some boneheaded 20s financial decisions  LOL
