We have stopped taking any new reservations and are requiring new reservations to be 30 days or more, but what about the existing reservations that we do have rental agreements with?

The bank may be inclined to get an attorney involved to help stop this, or at the very least send some emails and/or make some phone calls to representatives.  

Instead of forcing them into debt or draining their retirement accounts why don't you just let them leave.

I'm sure there's some small ones that have stopped, but the main ones in town and still rolling fine.

Except for several things (e.g. air filters) that we do quarterly which a) makes sure they get done and b) gives us an excuse to stop by.

They decline to give me access, the REA stop returning my calls and texts, and they keep the money.

All new construction loans are stopped in our area, can't even submit them right now. 

People need to realize the rules and limitations of these forbearance programs before they just decide to stop paying their mortgages.
