Disposals can be dangerous, clog at least some of the time, wear out, and encourage tenants to dump crap down the drain.

I give them a roof over their head and a warm place to crap . .. and to be frank , That’s more than what half of them deserve so I’m doing my part to make the world a better place 

Been a landlord for 20 yrs, so I have some experience with crap property and what it attracts. 

Sally wants top dollar, John wants a quick close, Jennifer wants a family with a dog to purchase it, Bill wants a non-contingent offer, Rose thinks the market gives a crap about her childhood memories there and should value the home accordingly, and the listing agent just says "sure, you can have ALL of that!"

Properties within reach for the normal income folks appear to be C neighborhoods, and attract nothing but crap tenants.

For the people who buy crap deals and are underfunded, I would be worried about them.

They are moving, everything is a mess, and you have to find someone that can envision the place without all their crap in it.

It is a sucky situation but I don't know why people will put up with living in a crap spot and withhold rent.
