Time to put my drawing skills to the test!

I'm not as good at running numbers but I'm planning to focus on developing this skill this year.TLDR; Once I have all my known figures in my spreadsheet, how do I find numbers on J/ADUs and how they impact home values?

My personal opinion is to start with the basics and work your way up efficiently THEN find your niche because the EXACT same things you do to find, analyze, rehab, hold, etc is the skills you'll need for bigger and more expensive properties.

@Alex Jamael when it comes to long term tenants there are the rules, and then there is the personal soft skills part of managing.

I am going back to school this fall to better my carpentry skills.

They have an affordable place to stay and can likely save money, I’m an awesome roommate with A-1 cooking skills who loves to cook AND BAKE for people, and they do not have to worry about the upkeep on the home since it is my responsibility; Mindset growth!) 

You also have to get dirty and learn skills obsessively. 

My wife and I are moving forward without any partners but if we meet some great people along the way that offer a different skill set than we have, that want to share risk together, speak of similar interest, and have fun while making money; then we will entertain it.

But you can save aggressively, learn all you can and try to develop useful skills/experience that will allow you to make a substantial income immediately when you graduate.
