Should I look at new construction properties in new communities that seem to be appreciating or older property that has lower mortgage and more likely to cash flow? 

I've been buying and holding for SFH's rentals for 15+ years, but my goals now are Cash flow (70%) and Appreciation/Equity (30%) so I can invest faster/grow more in shorter periods of time.I ran this: View report on BP as a really rough test for investing in this property (3-plex, but also offers an attached 3-plex for consideration). 

The property types I'm most interested in are: Small (2-4 plex) and Large Multifamily. 

I now have to have the entire property tested.

Thinking to offer seller financing to increase interest in the property and I like some of the advantages of seller financing.

A mentor of mine with 400 units told me I can use a large seller credit to cover most of the down payment on a property I'm looking at.

Definitely hire one for a property damage claim, auto claims its not necessary.

Rental property valued roughly 370k, I owe 160k and a 40k balloon on it.

@Chris SnowI would say this is not a good flip I think your best case scenario is your property appraises for $315,000 which means you're all in should be no more than $220,000 less rehab of $90,000 brings you to a purchase price of 130,000.

Very light repairs needed and turnkey property.
