There are a ton of places in that area that have good, cheap cabinets.  

A company like Stanley Steemer can do this but its not cheap.

@Juan BravoCheck out the people @Dennis Rodriguez mentions.If a bank won't be involved, make sure you do a title search ("Estudio de Titulo"), make sure property taxes are paid and I would get Title Insurance (just to be safe and it's cheap).I don't know about any specific problems/issues/concerns with the owner financing part.

Don't get cheap on them when afar, be fair, always, you don't want them resenting you when you are a couple hundred miles away. 

However, its not impossible if you can find off market deals, grab an REO for cheap, or a short sale way below market value.
