You can certainly move 45-60 minutes (or even further) away from Boston, but the further you move away to chase cash flows the more market risk you take. 

Longview properties aren't at 2%.I wouldn't chase 2% on the west coast.

When I realized that investors will typically do more deals (transactions) within a 2-5 year period vs chasing traditional residential sellers and buyers like every other "Realtor" out there (i.e. paying for Zillow leads, etc.). 

However if your goal is to focus on alternative investments I.e. couples retreat then that is what you should chase (no pun intended).

Even big banks like B of A or Chase would run out of money to lend if they did that.
