Reason I ask is that the PM will charge one month rent to find a new tenant plus vacancy and I figure asking for that big payment will cause the tenant to really ask herself if she can afford to stay there.

I think it is great to ask questions and truly believe that there are not stupid questions but I am also a firm believer that prior to asking for anything you have to try and find the answer on your own cause this is how you truly learn and that lesson will general always stick with you.

I also, gutted the semi-finished basement as there was wood paneling against cinderblock walls with no wet lock or sealant (causing white mold in some spots).

Want us to handle maintenance and be on call and make sure you don't get screwed on repairs, hold tenants accountable for damage they cause, document with photos the work being performed, warranty and stand behind the vendor who was hired?

I'm not a business, I have just this one rental.They went behind our backs and made this deal, completely disrupting our life and causing me to have to pay someone to do the turnover of the unit that I normally would do myself, since they made us turn over mid week and we both work real jobs so we couldn't do the work and simultaneously go to work.

I miss read somewhere that you could deduct the contributed capital and just take a dividend payout low enough to not cause double taxation.
