Do you think its worth spending time rezoning by working with owners/listing agent or just get on with commercial loans and close the deal and deal with re-zoning once we own it for future purpose.

I have several contractors I refer business to it really just depends on what you want done. 

Of course there's the surprise that this is a people-focused, quick response, hospitality business that needs a certain level of business acumen. 

Just learning how to analyze deals but from what I see this is a bust. 

This will also give you education on saving money and managing a business as like anything in life, there will be income and expenses and you need to always maintain that balance.
