@Jon Burns your advice is solid!

It will save you more money in the future.I got burned pretty bad in a different type of business with a friend.

We have sold burn houses that we have already been paid out ins. claims on for $500.I would leave a sign on the doors of both houses, this way, the agent who is assigned to premarketing tasks on the property will hopefully contact you to negotiate a sale, or let you know what is holding up the marketing.

When I rented my first house a PM leased the home to a person with poor credit and I got burned.

I got started on this plan at 21 but it wasn't until I was 27ish and burning both ends of the candle for several years that I was able to completely quit my regular job(s) and devote myself full time to my real estate business. 

if the ADU were to be removed and it cost $1500 to burn it down and remove the debris, it's an acceptable cost to cure and an underwriter would just move on.  

The oil burner we replaced was burning a gallon an hour when running and it ran 12 months a year due to domestic coil.

There are little ways to preserve or not burn through as much cash, just in case it does in fact cost more.

I have $120,000 in cash burning a hole in my pocket and I'm looking to invest it.

Was hoping for a faster/shorter way due to not a lot of time available to/for me as per my state but I understand must burn some midnight oil, again thank for making it plain...
