You want more than is available.Getting started is simple, but people think it's books and podcasts.

I hate when people call me about a house I have for sale and before they ask anything about the house they want to know if they can take over payments or finance it, etc. etc.

Yes some people here show boat and preach...

They are high value areas where people want to live and make great areas for STRs.

Usually these properties present the most opportunity though because you can quickly bring them up to par and rent them out for market rents (expediting your stabilization period) as opposed to waiting for turns to fix up and fill units.

I would love to receive advice from people about what to look for and not when crunching the numbers on a potential property.

I, and likely most people on here, would recommend finding a mentor in your area that has sor hands on experience with REI or property management.

There are great people here which could guide me in the right direction and I appreciate any advice.

If you need to know how to find them, one recommendation is locate people who have bought properties for cash in that area, then cold call them to see if they're looking for more.
