So with all of that and with the frequency of turnover it made no sense for me to spend that much time on agents and I opted to clear the deck and replace agents with the TV show and a couple hourly + bonus employees who are like swiss army knives for me.

A CPA would know whether or not you could take bonus depreciation on the capitalized improvements, but since you already know what the cost was, there is no need for a cost segregation.
