This is all I am doing now, I do not deal with retail buyers and sellers at the moment, I tried to, but found it to be a distraction. so I would also need to figure out a way to cover my monthly expenses both business and personal asap.  

I wouldn’t have any intention to buy at the moment even though I will only look at properties which I could actually put a down payment right now (if that makes sense).

Now, coming up with 20% for a conventional mortgage is a little tough, so I'm focusing on relatively cheap stuff (I know there are other options, but for now I'm trying to evaluate how far I can get with conventional).While talking to a friend, I had an "aha" moment - and please tell me if this is stupid/illegal.

I am a middle aged guy (not in crisis mode yet, but heard it involves a fancy sports car, he he) and I feel like my life really started 3 1/2 years ago when I met the most beautiful and amazing woman in the world (no offense ladies).

I work for someone at the moment but have been interested in breaking out on my own with the end goal of designing and developing my own projects.

you can use the cash flow to pay this off for the next 2 years if you don't need the cash flow at the moment.
