The bank will do an appraisal based off the ARV, so that way the numbers are already known up front and generally, minimal surprises.As mentioned in my original post, the goal is to create equity,  and get your DP back out through a refi (and still leave equity in the property) and still have a cash flowing rental property.

Everyone else is doing it is not an argument against prosecution.There are now lawyers that are building practices, solely based on suing spam callers to the tune of 1500 per call.And yes I know a number of people in our industry hit with thousands and thousands of dollars for just this issue.

Point of sale is good for flippers because your buyer base doesn't typically have the resources to assume any point of sale violations and make the escrow payment etc....So you taking care of all that is a big opportunity.
