Looks like you're attempting to use hard money on your acquisition since your refinancing after 6 months. 5% is extremely low for a hard money loan.

Our tenant has recently gone dark - I have made numerous attempts by both phone and text to reach her due to a maintenance issue she reported.

I am stuck between wanting to sell it and be done with it and never forgive myself for selling real property (lol) and using the money to pay off my consumer debt that I've racked up from losing my job in April due to COVID, or attempting to get it refinanced based on potential rental earnings if I can convince a bank to let me do that without a real job.

I suppose I could attempt the " harassments" angle, but that wont solve my parking problem.

Worst case I will cancel due to your attempts undue influence which is illegal, and send the lender a trip fee invoice.The appraiser is the only unbiased person in the transaction.
