I would like to know if it is better to sell to an investor (as-is), or try to make repairs to bring it up to market and sell to a potential buyer (to live-in) instead?

We have sunk tens of thousands of dollars into upgrades and repairs to make the properties nicer.

We need a third party to assist and the duplex is valued at over 1.3 million in zillow we don't think we can qualify.

You seem like you expect the seller to pay for all the repairs on your inspection.....does your contract say this?  

Either myself or any investor from the LLC will get paid at market rates for doing any work at the property (management, paint, repairs, etc) and we will be paid as an individual, so yes 1099 would be appropriate.

Property ARV is ~ $180K, Rent in area is ~ $1650. repairs is estimated at $20k.

@Andrew LeBaron I'm curious how you are using virtual assistants and if it has been a worthwhile investment for you??

No major repairs, own free & clear.
