That obviously requires capital from you and requires you to assume risk you probably don't want.So even though this kind of arrangement is not uncommon in the investing world, banks won't do it, so there isn't a way to expand your pool of buyers this way.

@Sheri UlmIf any rent is applied toward either purchase price or down payment it is considered a financing arrangement Since Jan 2014 the Dodd Frank law affects financing arrangements so don't do rent credits; seller concessions can be used instead of rent credits

Whatever you do, I would suggest a hurdle where if you achieve X% return on investment then all dollars after that are split at a more sponsor friendly split.I do agree with Lew that you are better off getting ahead of the conversation on the arrangement now rather than later.Best of luck!

It looks like essentially they are tacking 40K onto the amount due at the balloon.This looks like a predatory arrangement where the seller is hoping the "buyer" will give the property back.

Right now, in the beginning stages, I'm interested in learning as much as I can about any facet of REI (wholesale, notes, etc) and like many others have been scouring the BP forums for all the info I can retain.I've also been looking into joining a local REIA, and noticed that there are a few different groups in the DC/MD/VA area.
