The problem is they are asking for more time, so inspection to be 30 days with loan and appraisal contingency to be 45 days and close to be 90 days!!!

You start with an appraised value based on comps, but then negotiate a final price based on inspection report if possible.

More things "to do" while I don't actually get anything done.I can go to rentometer for comparable rents, I can look at the county website for tax information, I can look on zillow and realtor.com (and talk to appraisers) for a good estimate of ARV, but I know that repair costs can eat up years of profitability.

We had to submit a rehab budget and they did an appraisal with an as-is and ARV calculation.
