Terry appears to have skipped to Chicago, (according to his facebook page) with tens of thousands of dollars of our clients rent money.We have tried for a year to get clients rents paid to them and severa clients have legal action underwaySo be warned, don't go near MIH, Memphis renters daily or USA prime properties.And if anybody knows where the money is or where Terry is hiding we would love any info.

Of course a survey would be the only way to confirm this but it appears that with easements, setbacks, etc., you COULD put a small home (which would be in keeping with the area) on the lot.So here's the thing.

If you read their inspection it probably says the durance was visually inspected and appeared to have no faults.

Evidently just some repair for the roof...still trying to figure out the range/ microwave issue...I do agree there needs to be a venting mechanism in place and it appears that " someone "did not install a new microwave correctly....Id like to swap out the carpet for a nice scraped wood laminate....a nice new coat of paint..some other aesthetic and cosmetic upgrades to really make it stand out!

If you want to get a member's direct attention in a post you're writing first type an @ and then wait for their name to appear below where you're writing, then click on it.If it doesn't have their name highlighted in a blue background it didn't work properly and you should try again.

Removing wallpaper is a pain in the butt, so if you have a decent amount of it, that's probably equivalent to a $1500-2000 bid if it were just basic prep/paint.

You might walk away from a perfectly good deal because the cash flow appears too thin.Which brings me to another point I'd like to make and that is; cash flow ain't the be all and end all of assessing whether a property is a good buy or not.

The seller has indicated he would deliver the third unit vacant, thus with a rehab, i would project the rents to be approximately equivalent, yielding 4050/mo.You are right that financing would come in just above 4.3%, and I find myself calculating a higher downpayment to make sense of this deal.
