But I've had a lot of issues with the accuracy of Zillow's estimate in terms of accuracy as it really isn't; in my opinion, structured to predict changes in rent over time or take into consideration any additional amenities or upgrades.

I'd tell them if they want you to pay $8K in closing costs, then they need to up their offer to $224K to cover the extra $4K in closing costs.What does your realtor suggest?

Once you have all of the above which typically occur somewhere in the 5 to 7 years post residency, then my suggestion would be considered passive investing through syndications.

If you are wanting a quicker ROI I would suggest flipping a few deals here and there to get the cash quicker but with that you are always on the hunt for your next deal
