If a big expense comes into play, I have two credit cards that are $30k limit each with only 4% Annual interest rate (active duty military).

You can pay by the hour or I have actually created a schedule of rates before where they are paid a flat fee for certain activities.  

I'd say, start with determining as to whether  you'd like to be active or passive investor.

There are a lot of active members in the DFW area that are willing to help.

Depending on lease some allow for quck repossession for drugs and other illegal activities

Homelessness is everyone's problem; the city is actively working on solutions, people may or may not agree on how it is being handled however better to be part of the solution!

But when design elements don't cost the earth and can stand up to the rigors of renting, of course there's a place for design, a very welcome one, because it will set apart your units from others that are renting for a similar price.Keep your eye on the ball.

I think that approach will be more effective than trying to come up with one on your own.The scripts you can find from professionals online are scripts that have been tested and tweaked after hundreds & thousands of calls.Use search engines and reach out to active wholesalers to find the right one for you!
