@Raymond Rashid I would use potential income but also make sure you obtain financial records, copy of the tenant ledgers, copies of the latest bills, copy of tenants leases and others to ensure income and expenses numbers are accurate.

that is good news regarding the ease you were able to sell and get full price .....the buyers seem to be active in the area in King county ....not much new inventory so yours was probably noticed right away...the other element helping stimulate activity is the low interest rates .......the post above mentioning the lending tightening is definitely accurate especially for " jumbo " loans ( > 741,750 for SFR) ..

There is also a big difference between condo rent and SFR rent in most areas, so I'm not sure where exactly you're looking but be sure you're comparing as accurately as possible.Los Angeles city rent control is different than the statewide rent control so that is something to consider, also there aren't a ton of reasons you want someone evicted if they are paying the rent and are abiding by the lease.
