While I have gained some experience with the rentals that I have, I am a bit of an accidental investor since I bought most of these to live in and rented them out when I relocated.  

I would press the agent to make sure that your offer was presented and invite a counter. 

That said I was talking with my landscaper about a potential piece of property and he accidentally already cut it before I closed and I had to pay for the cut.

I live in Johnson County and currently have one investment (accidental) property in Minnesota, but have started to do my homework and looking in the moderate term (6 months or so) to invest in the KC metro.p.s.

We are climbing out of the "two small kids" haze and starting to enjoy the camping and hiking options in our beautiful part of the country in our spare time.We are accidental landlords with our old home in Cleveland as we bought before the bubble burst and needed to do something with it when the opportunity to relocate to our dream location presented itself and selling it was not an option we were/are willing to consider.  

He has completed other projects that we have partnered on which doesn't get press.

And over the long term, I think you'd be hard pressed to find a market that performs as well as the one you are in now.
