I am an out of USA investor.I am really close to have my first SFH in KS MO, and I am looking for a title company. 

Over the next month I am going to be trying to form a relationship with a good title company that is familiar with dealing with investors.

The main problem I had starting of was finding investors friendly title company or closing attorneys in other states .

None of my local title companies will insure a particular title issue (BOA foreclosure and loan modification done improperly).

I am looking to transfer the title of the house to my  LLC before getting the builder's risk insurance.I am concerned that my mortgage lender might trigger the "Due on Sale" clause.Or that they have a concern with the fact that I took a insurance through my LLC without notifying them ?

Lenders said I cannot change title to LLC.

Not sure how you structured the loan and if it is an owner occupied loan but if not i'd talk to a few different banks and title companies and try to find someone that has encountered this issue.
