If you feel the apartment is worth more money, you give a notice of increase of rent with the renewal proposal.. if you don't want the tenant anymore you give a notice of non-renewal.Notice periods are in your lease,, usually minimum of 60 days prior to the first of the month.. so you'd need to give notice of any changes before July 1st..

You cannot split the 1099 as you propose, but there are ways to deal with this.

But the one thing that I still don't see is the "extreme ownership" on your part that I was talking about in my post.I say this not to be cruel, but perhaps to propose a different view.

I have never written a financial proposal letter and so I am not sure what to include in the request.
