If you feel the apartment is worth more money, you give a notice of increase of rent with the renewal proposal.. if you don't want the tenant anymore you give a notice of non-renewal.Notice periods are in your lease,, usually minimum of 60 days prior to the first of the month.. so you'd need to give notice of any changes before July 1st..

You cannot split the 1099 as you propose, but there are ways to deal with this.

This proposal would: Prohibit a housing provider from evicting a tenant without a just cause as defined under the county code -- going further than state law/Prevent a landlord from evicting a tenant if they moved in an unauthorized pet or occupant between March 4,2020 and Jan. 20, 2023/Tell landlords how rent payments must be applied even when the tenant is delinquent on rent.Limit rent increases to 3% in the unincorporated county to the extent allowed by state law.Prohibit late fees for another year.CAA unequivocally opposes this action and sent this letter to the Board of Supervisors, outlining significant concerns questioning the Board’s authority to take this action.

Additionally there is now new bicycle parking in the Village.IRWINDALEThe legendary Irwindale Speedway is facing demolition to make way for a massive industrial space, city officials said.In April, the city of Irwindale proposed knocking down the racetrack, which has been operating since 1999, and building 63 acres of industrial and commercial facilities in order to boost employment opportunities.The city said it had been approached with the plan by an unnamed applicant.Months after the city put out its proposal, the racetrack was purchased by the IDS Real Estate Group, according to a Sept. 22 press release.The city said that IDS plans to move forward with the plan to demolish and rebuild.But the current leaseholder said no changes are on the horizon.According to the leaseholder, the plans are to continue operations of the speedway for years to come.
