Would love a referral to a decent landscaper who can think and act independently - as I manage from out of state. 

Tend to have shallow water depth.

The problem is that they require constant supervision, turn over more frequently, and tend to have higher turnover costs.At the same time, this isn't the greatest market for flipping when everything is selling for top dollar and material costs are high.

Generally, these properties have good room for profit and you tend to risk less, since you can enter the project at a lower cost. 

If you need a referral to a commercial loan broker I am happy to provide the name of the one I used      I also would do some fact finding as I personally would never want to be responsible for OPM ie - family friends etc. what if they want out?

Many smaller banks and/or credit unions tend to have these additional requirements. 

My brokerage doesn’t really have agents that handle rentals but I see it as client conversion and referrals and some income until I’m able to build my business with sellers and buyers.
