I was a little wary of the BRRRR method so I went straight to the lender and used a good chunk of cash for my 20% down and used some more cash for the rehab which about 5k.

I currently have a seller wanting to sell their home, however I am wanting to utilize the double close method where the end buyer funds the whole deal. 

For a cash-out refi on a multifamily property of more than 5 units, does the bank base the value of the property using the cap rate method?

It appears you don't quite understand how the finances work on the BRRRR method and that's very important to make sure you understand how much money - if any - you're going to get back when you refinance.

I'm also trying to add the fix and flip method to my tool belt as well, but at the moment I'm currently stuck between a rock and a hard spot.

It is up to the appraiser to consider this method or not, though it can be requested by the lender.

All units have natural gas heat (there are 4 furnaces for the 7 units).

We were not debt free when purchasing our first home but were able to become free of debt following the BRRRR method.
