What I was thinking is some kind of deal where we pay more but then they give us that extra in cash at closing (some sort of contract drawn up prior). 

Because of that, I always try to believe the sob stories that my tenants tell me, because I would much rather be kind to someone who doesn't deserve it thank be cruel to someone who is going through a hard time. 

I'd guess at the very least you'd get a counter offer of some kind.

To purchase and develop that kind of parcel here requires a great deal more knowledge and money than I have!

I ask the question because i hear people say to use the banks money, but I kind of like the idea of a quick closing and being able to get a discount on the price of the house.I appreciate it.  

If you have credit up to a certain level, most counties do down payment assistance and have other kinds of grants that promote homeownership for people who don't have a lot of money of the greatest credit.

I was kind of caught by surprise and felt like I just keep spending money, of course its was well worth it, but I am a planner so finding out when something is due drives me crazy.

We actually passed on one of the properties he currently owns and was kind enough to share his gross earnings with the world.

Apparently at some point their daughter came to 'visit' and never left.The daughter also brought a cat with her and the house is now infested with fleas.The couple went into a nursing home in September.
