Search for property managers in Charlotte on Google and hit their website, look at the inventory they have for rent and triangulate your potential rents.Costar and Yardi publish market reports, these are multifamily but you can get an idea of rental rates and market dynamics through them and then triangulate your rental. 

When rents were higher, we had less inventory there.

This WILL be producing some inventory from tired, unprepared or just unlucky owners.

Even the most conservative investor could have found themselves in trouble.As to the inventory- I believe there are a lot of spotters out there for large institutional investors.

Hi Trevonte - Multi-families can be hard to come by in Atlanta proper when inventory isn't as low as it is now. 

I'm new to this and inventory is tight, so I wanted to understand what happens when you purchase 2 homes on one lot.

Inventory is super short supply everywhere so you may get a better offer when it hits the market.

If you can put that money towards a bigger property, then go for it but the prices are too inflated right now because of the lack of inventory all over the country.
