Any good recommendations for a lawyer who understands real-estate investing and can write up owner-financing contracts?

Understanding the dynamics of debt financing for a home is crucial.

That has really motivated me since I started college to major in finance, learn about investing, and set a goal for myself in life.I hope this finds everyone well and that you all are having a great day. 

What I am really struggling with as I develop my strategy is; why would anyone finance a deal vs paying all cash (assuming you have enough cash resources of course).As an example, assume a turnkey house costs $200,000 and rents for $1800.

UC on our 4th deal(1st Creative Finance JV), 3 doors, 2 of which are New Construction.

And, at the moment, we’re not positioned to personally acquire more properties to manage unless it’s some creative, no money down, seller finance situation.

But if that's the case, I actually think being on the project management, property management, or finance side is likely more helpful than sales.3.

How did you finance this deal?

@Mike LawtAlso realize if you own this much the valuations will go down significantly as now buyers cannot get conventional financing.

Bought on contract/took over payments until financed with mortgage.
