I am a single family  RE Investor. 

I am currently building a new construction single family home with this land.

I read their cc&r and the only thing I found that relates to rentals is a line that reads “Property shall be used for residential purposes only”But I’ve reached out to the hoa and was told “Our HOA regulations say single family home which means No vrbo or short term rentals.”I’m getting confused since I’m fairly certain that single family home doesn’t mean what they think it means.

And that could very well be the case and may of our properties and residents are like that to a certain degree. 

It's not a great time to refi if you wanted the equity from it, but it sounds like you are going to trade this house to do the same thing again so why not keep it and do the same thing again since you are thinking you might need to go big on your personal residence next?

Long story short, I am getting out of my 15 unit single family residential portfolio in South Florida.
