With less than $30/month CF, you're setting yourself up for big trouble.

I've got $100k in cash, clearly not enough to win the auction, and I don't have time to set up a line of credit - which I probably wouldn't be able to do anyway given what I've recently borrowed on a personal level. 

Also, set up keywords for your area and attend local meetups if they have them in your area. 

Do you have an escrow set up or just a regular account to have it in.

And it is the small guy like you with 1-5 properties who is not set up who has the most to loose.

The 2nd deal is a mixed use single family and condominium complex to be built on the water with direct access to the Bay to the North and Ocean to the South, again on land that will be paid for as we sell.

Your other option is just to buy more insurance, which is perfectly fine and probably cheaper then setting up a LLC
