To make a long story short, over the next 4 years I went to college majoring in business, got tired of spending all my extra money on tuition (wasn't taking out loans) thinking to myself why am I paying for tuition when I could be investing the money and letting it work for me.

As a wholesaler, am I supposed to perk test it myself, or do I include a clause in my contract that allows the buyer to conduct soil test and the deal is contingent upon results.
