To make a long story short, over the next 4 years I went to college majoring in business, got tired of spending all my extra money on tuition (wasn't taking out loans) thinking to myself why am I paying for tuition when I could be investing the money and letting it work for me. 

Am I right about what landlords care about, or are there other pain points that are more important?

So now that I technically own it (and the bank just has a mortgage on it), am I allowed to tear out and replace the outdated fixtures, upgrade the plumbing and electrical, etc.? 

Am I at more risk because I am a licensed real estate professional?

As a wholesaler, am I supposed to perk test it myself, or do I include a clause in my contract that allows the buyer to conduct soil test and the deal is contingent upon results.  

what am i missing?

Heck, it comes down to "Am I even doing this right?"

Cash flow - mortgage pay-down - appreciation - tax savings - liquidity - leverageThese guys are a lot older/ more experienced, and I assume more financially sophisticated then me - So am I missing something?

Am i over reacting?

Am i just barking up a tree that I dont need to be testing with?
