Some people have shoddy credit, some people only focus on the 3.5% down payment (as opposed to the 3-5% down payment for conventional available right now), some people simply don't know and think FHA is the only way to go, some people do not have access to conventional financing for various reasons.

For years I focused on working with agents who actually own rentals and understand that side bit more. 

As you're building your credit, you'll need a team and essentially it starts with a few key folks: (1) attorney who is focused on real estate (2) property manager.

It takes time and focus.  

What value do I bring to the table for them to focus on me more and make the extra effort? 

And if you can find a deal that would make a good flip why not BRRR it and add it to your portfolio.Only you can say whether or not it is a good call for you but I always feel I will do better focused on a single goal rather than spreading myself over several.

Where else should I focus my energy to get the word out?
