Unless I could have somebody answer the phone that I'm comfortable with walking through the entire script and qualifying the lead right then and there having a virtual receptionist to transfer the call to me isn't really the impression I'm looking for.

While I do own one rental home in the Central Valley, the property is rented to a business my wife owns and manages, (essentially the home is rented to myself) so there are no tenant issues; and thus I have virtually no experience as a landlord.

In simple business terms, it depends on opportunity cost.I think that the universal "apples to apples" comparison is rooted in CAP rate (see other discussions for more explanation of CAP rate, or PM me and I'll vector you in to one).

The last one I did I borrowed 90%ish from the hard money I broker and did the difference from the private lender (much smaller loan, easier to come by from lenders, virtually unlimited funds from the HML, while my PL does get in the mood to buy a house or Ferrari instead of loan $ to me from time to time).None of the institutional lenders I know of will do 100%.
