In reviewing financial statements I see that same trend.

I'm talking to my agent about a mailing to absentee landlords that will likely start in Sept.Summary - if you can get something in the north end of Poughkeepsie that is reasonably priced then you will be in really good cash-flow shape.  

They were typically 80%, which is still high for a multi, but I got a waiver exception because my building is in A+ shape and is owner occupied.

Not that it makes a difference but the general trend is the "hotter" the market the lower the cap rates...people are willing to accept a lower cap rate if they think they'll be raising rents next year.

Relatively speaking the trend in real estate is in the same direction.

I haven't seen any global trend suggesting that the demand is low.

The bottom 2 units were in good shape and the top 2 were in good shape but slightly outdated.

If the asbestos-containing product or surface is in good shape, the mere existence is not nearly as big of an issue as most think it is.
