I'm not sure if the qualification requirements are similar or not but I would assume they would be a bit stricter and tighter on a home loan than an automobile.

One thing I'm noticing is appraisers are coming back low, I briefly listed this house at 270k and had interest, no way it was worth less than 250k based on comps.I've got a 2nd BRRRR in motion right now, numbers are a little tighter but I should be able to get 100% out.

I just have no experience in this part of the analysis because I've never closed a deal using a loan, I've always paid cash.The properties seem to be in well kept condition with nothing major being needed, however I budgeted 10k (2500 per prop) for whatever may arise.

(well at least a day after demo)  The more you have planned out for them the more they can do with the walls/ceilings and floors being open before your drywall/framing etc slow down your contractor.Be prepared to double your budget
