Those are requirements, not just good ideas.You are incorrect in regard to the source of the gift being exclusively limited to family members.I believe that there are some other select approved sources, such as a close friend, employer, and a few others.  

LOL.Hopefully though we won't see another event like that one.. but for all those reasons I own NO rentals will never own any and will always just stay in cash and very short term debt. that way I can limit my loss's extremely quickly.

If you really want to get funky you need to also look at (in limited cases) mineral rights, if they convey, etc.
