We hear it is hard to find a good contractor to work on the property as they are all very busy and in short supply.

Personally, I think hunting for offmarket deals is a great opportunity in this housing market where there is high demand but such limited supply.

Long term, the demographic growth (demand) and the lack of supply in these markets has many investors very optimistic.

I am not big on regular office as there is no STICKINESS as a I call it with a tenant.

Do most use regular banks or other lenders.

I do worry about 'regular' Oklahomans.

In the past few months, supply has dwindled extensively and we haven't found anything we liked, also prices have increased dramatically. 

They can act as your boots on the ground and check on the property when they’re cleaning and tell you when you’re running low on supplies, furniture is broken, etc.

I reached out to a  family member to discover what their process was for closing (regular home, not investment ) and they mentioned that even though they use the title company they actually had used an attorney as well.

Do I need to contact a securities attorney and create some kind of real estate fund, or can this be done with a regular business or real estate attorney?
